Position Summary:

The Regional BTR Manager is responsible for the overall operational performance of a regional portfolio of Build-to-Rent (BTR) communities. Based in Jacksonville, FL this position ensures consistent execution of company standards, drives operational excellence, and supports on-site teams to maximize leasing performance, resident satisfaction, and asset value. The role requires significant travel across the Florida portfolio to ensure visibility, engagement, and accountability at each community.

Key Responsibilities:

  • Oversee the daily operations of multiple BTR communities within the assigned region (Jacksonville, Brunswick, Ormond Beach, Tampa)
  • Lead, support, and coach on-site property managers and leasing teams, holds staff accountable for results
  • Ensure adherence to company policies, operational procedures, and brand standards
  • Collaborate with construction and development teams to manage the transition from delivery to stabilized operations
  • Drive leasing and occupancy goals through performance monitoring and strategic planning, breaks down monthly targets to daily/weekly individualized goals, decides on weekly specials
  • Oversee and direct local marketing strategy for portfolio, works with corporate Marketing team to execute strategy
  • Conduct regular site visits to evaluate property condition, curb appeal, staffing, and resident experience
  • Handles elevated resident concerns, ensures staff is focused on improving resident satisfaction
  • Manages income and expenses to achieve operational budget, review and approve property expenses, analyze and approve monthly property financials
  • Review and approve budgets, ensuring year over year financial growth
  • Provide guidance on vendor contracts, compliance, and maintenance planning
  • Support new community launches, lease-ups, and staffing
  • Partner with leadership on the development and rollout of process improvements and operational initiatives
  • Maintain deep knowledge of market trends and competition to position assets competitively

Qualifications:

  • 5+ years of experience in residential property management, with 2+ years managing multiple communities
  • Prior experience with Build-to-Rent, single-family rental, or multi-family communities required
  • Proven success in lease-up operations and regional team leadership
  • Strong financial and operational management skills
  • Excellent interpersonal, organizational, and communication skills
  • High proficiency in property management software (e.g., Yardi)
  • Ability to travel 50–60% using personal vehicle (mileage is reimbursed)
