Job Title: Site Supervisor
Job Summary:
Leads the execution of site operations, building maintenance, repairs and projects to ensure that all are completed in a safe, timely and quality manner.
The Site Supervisor will:
Plan, direct, and coordinate activities of site to ensure that customer's needs are met or exceeded by performing facilities maintenance duties to be completed personally and through delegation. Directly oversee and manage full-time associates. Be responsible for all EMCOR activities on-site. Maintain, repair, install, inspect, adjust facilities equipment and facility infrastructure within their skillset. Obtain quotes, plan and coordinate projects as requested by the customer. Coordinate preventive maintenance with internal staff as well as vendors. Performs and coordinates general equipment maintenance, repairs, service call work involving electrical, HVAC and plumbing systems. The Site Supervisor is expected to be the key interface between the Facilities Maintenance staff, as well as subcontractors, and the customer.
Essential Duties and Responsibilities:
Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.
Conducts “shift rounds” (regular checks of systems and equipment to identify issues, and document systems and equipment performance).
· Communicates effectively with customer to determine service needs.
· Consistently demonstrate the ability to proactively identify potential problems or opportunities, analyze issues using all appropriate resources, develop alternatives and arrive at the optimum approach to mitigate.
· Organization skills to maintain the customer facility maintenance records and reports
· Experience utilizing computerized maintenance management system, working knowledge of purchasing and/or utilizing and managing subcontracts or vendors
· Staff management to include disciplinary action, hiring, terminating, performance appraisals and encouraging growth through training opportunities.
· Manages all aspects of the contract with the client.
· Monitor work activity of team members, ensuring safety compliance, quality of work, cleanliness, and following up if required.
· Develop key customer and team member relationships to foster open, positive, productive work environment.
Documents work results in the CMMS, analyzes findings and recommends updates to PM list.
Communicates effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates.
Provide guidance to Sub-Contractors of facilities services.
Qualifications:
Education
High School diploma (or equivalent) required, preference given to those with some undergraduate trade or business school training.
Business Experience
Experience supervising employees, basic experience, knowledge of building maintenance, repiars
Licenses/Certifications
Must possess a valid driver's license
Language Skills
Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form. Key elements include the ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence. Must be able to send/receive emails and be able to manage an email box. Must be able to operate the work order system.
Ability to speak effectively before groups of customers and/or employees
